Tenant Information

Information for Tenants

We’ve been renting houses for over 25 years so we know the answers to nearly every question you may have about renting a property. We’ve listed some of the most common questions and answers below but if we’ve missed something then why not get in touch and put us to the test.

Prior to moving in

You can contact us in a number of ways, you can call us on 0161 761 8755 to speak to one of the team, you can email us at lettings@steringproperties.co.uk or simply complete the enquiry form on the website.

You ideally need a current and/or previous landlord’s reference and, if you are currently working, an employment reference. If you can’t get all of these references we may still be able to help you.

During your tenancy

The tenant is responsible for all utilities and council tax
If the rent is displayed as a weekly figure then multiply this by 52 and divide by 12. This will give you the monthly rental figure.
When you move in we will ask you to set up a Direct Debit. If you are unable to pay your rent by Direct Debit you can pay your rent by Standing Order, or online via our website.

If you claim housing benefit or Universal Credit your rent payment will be made directly into your bank account. This can then be paid to us by Direct Debit. If you are unable to pay your rent by Direct Debit you can pay your rent by Standing Order, online via our website.

If you are experiencing problems paying your rent it is important that you contact us straight away, this will prevent any unnecessary actions or charges.

You can report any maintenance issues to our dedicated maintenance team on 0161 761 8477 or you can email  maintenance@sterlingproperties.co.uk.

At the end of your tenancy

Please refer to the terms of your tenancy agreement or contact a member of our team.

Please contact us on 0161 761 8480 to arrange your key collection appointment.

Since April 2007 all agents and landlords have been required by law to protect tenants deposits with a government authorised deposit scheme. We use MyDeposits (www.mydeposits.co.uk) to protect your deposit.
After we have received the keys to the property and completed the checkout inspection, your deposit will be returned to you by bank transfer within 28 days in accordance with the terms of your tenancy agreement.
